Above Herceg Novi, facing the bay
The estate sits on the slope above the town, turned towards the entrance to the Bay of Kotor.
Herceg Novi is the first Montenegrin town you reach coming from the north. It has an old quarter terraced above the water, a marina, a long seafront promenade and the sea at the bottom of every street. The slope above the town is green and quiet, close enough to see the whole town and far enough not to hear it.
Boka Hills is on that slope. The access road is paved and finished, and the drive down to the town centre and the sea takes a few minutes. In winter the position is sheltered from the northerly wind, and in summer it catches the breeze off the water.
